Rental Housing Thief River Falls MN

The City of Thief River Falls has been aggressively pursuing housing opportunities for several years to keep up with the demands in our community.

River Pointe Townhome Project

This project was completed by DW Jones. It consists of six 4-plex affordable rental housing units that had tax increment funding assistance from the community. Initial planning began in 2012 for this project and the first units were occupied June 1st of 2016.

West River Falls Estates

This is a 104-unit workforce housing project developed by DW Jones and other local investors. This project is located in Phase I of the IIII Phase Noper Development. This development has the capacity in excess of 1,200 housing units at full build out. The first 52 units were available for occupancy in July 2016 and the second 52 units in December of 2016.

River Falls Estates

This is a 41-unit multi-family rental project with tax increment financing related income restrictions. This project was completed in February of 2014.

A housing study was completed by Community Partners Research, Inc. in 2012 to study our current and future needs. They have stated that our market area can handle 90 new housing units each year for the next ten years.

Based on that study and other market demands the city continues to seek opportunities for continued housing development and funding for public infrastructure to support it.

Building Better Neighborhoods

Northwest Minnesota Minnesota Housing Cooperative is developing affordable homes in Thief River Falls. There are two development phases. Phase 1 development includes ten lots on Greenwood Avenue. Two are still available. The others have been sold, and the houses have either been built or are in the process of being built. Phase 2 lots are located behind the Phase 1 homes, making an additional 14 lots available.
